Does Landlord Insurance Cover Tenant Damage? Here’s What You Need to Know

Even the best tenants can have an off day. A red wine spill on the carpet, a window cracked while gardening, or something worse. As a landlord, it’s easy to assume your insurance has you covered for all of this. But does it, really?

That’s the question many landlords face when damage crops up in their rental property. Whether it's accidental, malicious or somewhere in between, the type of landlord insurance you have can make a big difference in your ability to bounce back without draining your savings.

What Kind of Tenant Damage Does Landlord Insurance Cover?

Let’s start with the basics: Not all damage caused by tenants is covered by standard landlord insurance. In fact, coverage can vary a lot depending on your policy.

If a tenant deliberately damages your property — think smashed doors, graffiti, or something even more extreme — that’s classed as malicious damage. Most landlord insurance policies will offer some cover for this, but it’s usually limited to £5,000 or £10,000, depending on the insurer and the policy.

Cheaper policies often exclude this type of damage altogether. One landlord shared how a tenant set up a full-blown marijuana operation in his rental property, causing over £10,000 in damage. Insurance didn’t cover it all.

The key takeaway? Don’t rely solely on your policy. Vetting tenants carefully and scheduling regular inspections is still your best first line of defence.

Accidents happen. Maybe a tenant spills wine on the new carpet or breaks a window. These aren’t malicious, but they can still leave you with a bill, unless you’ve opted for accidental damage cover.

This is often an optional extra on your policy, so don’t assume it’s included. If you want to be covered for life’s little mishaps, you’ll likely need to add it on.

Overflowing bathtubs, leaky washing machines, burst pipes — water damage is a landlord’s frequent foe. Most landlord insurance policies will include escape of water as a standard peril. However, here too, it’s important to read the small print.

Cheaper policies might cap this at £20,000 or even less, while actual repair costs can quickly exceed that limit. If your property has multiple bathrooms, older plumbing, or tenants with a history of, let’s say, relaxed attention to detail, it might be wise to up your cover.

How to Spot Tenant Trouble Before It Happens

Spotting a potentially malicious tenant isn’t easy, but there are red flags you can watch for. A good letting agent is your first line of defence. Clean credit checks, good references and a gut feeling from the agent all help.

Regular inspections (usually every three to six months) are highly recommended. Shorter gaps between visits can limit the buildup of damage and help keep claims under control.

What About Landlord Contents Insurance?

If you’ve left any of your own furnishings, appliances or electronics in the property, like carpets, curtains or washing machines, you’ll need landlord contents insurance.

This helps cover the cost of replacing or repairing these items if they’re damaged during a tenancy. It's not usually included in standard building insurance, so it’s worth checking whether you’ve got this box ticked.

Just don’t expect your insurance to cover general wear and tear. That’s part of the cost of doing business. And remember, your tenants need their own insurance to protect their personal belongings. Your policy won’t cover their stuff.

Conclusion

Landlord insurance isn’t just a box to tick, it’s your financial safety net when things go wrong. Whether it’s accidental or malicious, tenant damage can cost thousands. That’s why it’s so important to:

  • Choose the right cover for your situation
  • Know what’s included and what’s not
  • Vet your tenants carefully
  • Carry out regular inspections
  • And work with insurers who are upfront and have your back

Because at the end of the day, being a landlord comes with enough stress you shouldn’t have to worry about whether your insurance will step up when it really matters.
