Flipping Out: Why Fewer Brits Are Turning a Profit by Flipping Homes

By all accounts, flipping homes — the once-booming property game of buying low, doing a bit of DIY (or sometimes not even that), and selling high — is no longer the cash cow it used to be. In fact, according to the latest market data, the flipping craze is cooling off across England and Wales, with the number of flipped homes dipping to its lowest point in over a decade.

In the first quarter of 2025, just 2.3% of homes sold were flipped, that is, bought and resold within a 12-month window. That’s a sharp drop from 3.6% a year earlier and matches the figure recorded way back in early 2013. For an industry built on quick returns and bullish optimism, this is a serious slowdown.

So, what’s going on? Flipping is getting tougher and less profitable.

The Margins Are Getting Smaller, the Headaches Are Getting Bigger

The average gross profit made on a flipped property in early 2025 was £22,000. That might still sound decent, until you realise it is nearly half of what it was just three years ago. In 2022, flippers could expect to pocket around £38,000 before costs.

And that’s the catch — before costs. Once you factor in stamp duty, legal fees, refurbishments, estate agent commissions, and rising materials and labour expenses, the actual take-home sum shrinks fast. In some cases, sellers may barely break even or walk away with a loss.

Even so, around 80% of flipped homes this year still managed to deliver a gross profit, according to available data. But these margins are under pressure.

Where Is the Best Place for Flipping Homes in the UK?

Up north.

Rising upfront costs have pushed investors further north. While the returns aren’t as high as with homes in the South in cash terms, higher yields and lower tax bills are making the North the homeland of flipping.

Indeed, investors have been pivoting away from pricey London and the South East, where profit potential has been dulled by sluggish price growth and steep tax burdens. In the capital, only 1.5% of homes sold in Q1 2025 were flipped, despite the average gross profit still standing tall at £59,000.

Compare that with the North East, where 4.7% of homes sold had been bought less than a year earlier. The average gain may be a modest £14,250, but the lower upfront costs make it a more accessible market for smaller investors and semi-professional landlords looking to dip a toe into flipping.

The trend is clear: in the first quarter of 2025, a full 61% of all flipped properties were in the Midlands, the North or Wales. Ten years ago, that figure was just 50%.

What are the New Flipping Hotspots?

Zoom in a little closer and some places are punching well above their weight.

Top of the flipping leaderboard is Redcar and Cleveland in the North East, where 7.6% of homes sold in Q1 2025 were flips. Close behind are County Durham (6.6%) and Hartlepool (6.5%). These areas combine low entry prices with pockets of rising demand, making them ideal for quick-turn investors.

Other flipping-friendly areas include:

  • Burnley, North West (5.8%)
  • Bassetlaw, East Midlands (5.2%)
  • Newport, Wales (5.0%)
  • Rhondda Cynon Taf and Merthyr Tydfil, Wales (4.9%)
  • Great Yarmouth, East of England (4.8%)

In total, more than 20 local authorities now see flipping activity above the 4% mark — a sign that while flipping is slowing nationally, it still thrives in specific pockets where conditions are right.

Why Flipping Isn't Dead but Changing

Despite the downtrend, flipping is not going away. What is changing is who is doing it and how. The days of easy wins and amateur investors buying homes with little more than a paintbrush and a dream are fading. In their place are more calculated, seasoned investors who know where to buy, how much to spend, and when to get out.

What helps is that property remains one of the few asset classes where leverage works in your favour — banks still lend against bricks and mortar. And in regions where property prices are rising, even modest renovations can still unlock tidy gains.

But make no mistake: flipping today requires deeper pockets, sharper instincts and a bigger appetite for risk. Investors now have to think harder, move faster and do more than apply a fresh coat of paint and install a new boiler.

Key Takeaway: A North-South Rebalancing?

In many ways, the shift in flipping hotspots mirrors broader trends in the UK housing market. The North and Wales have seen stronger percentage price growth in recent years, while affordability challenges in London and the South East have priced out first-time buyers and squeezed investors alike.

The north remains the heartland of flipping, not because profits are bigger, but because the path in is easier.

And with housing policy still in flux and inflation stubbornly high, investors might have little choice but to follow the money even if it takes them away from the bright lights of the capital and into the quieter corners of the UK.

Flipping is still alive, at least for now. But it is no longer the fast-and-loose hustle it once was. These days, you have to know your patch, do your sums, and be ready to walk away if the maths does not stack up.
