Has UK Housing Been Affected by the Trump Presidency?

Published Date: June 17, 2025

It used to be that when the economy wobbled, the property market followed suit. In fact, economic uncertainty was like kryptonite for home buyers and sellers alike for decades. If people felt unsure about their jobs, the cost of living or which political party would be in charge, they’d usually sit tight. Making big life decisions like buying a house just felt too risky.

But here we are, in 2025, and that pattern seems to be changing. Over the last ten years, the UK has been through more than its fair share of shocks. Brexit. A global pandemic. War in Europe. Political drama from Westminster to Brussels. And now another jolt from across the pond: Donald Trump’s return to the presidency and his tough stance on international trade. But despite it all, the UK’s property market has remained remarkably strong.

How Is This Housing Market Strength Possible?

Part of the reason could be that we’ve simply become more used to living with uncertainty. After a decade of turbulence, buyers, sellers and investors have learnt how to adapt and keep going. The market no longer spooks as easily as it used to.

But it’s not just psychology. The foundations of the property market today are more solid than they were 20 years ago.

For starters, over half of homeowners in the UK now own their homes outright, without a mortgage. That’s a huge buffer against financial shocks. And for those buying with a mortgage, lenders have become much more cautious about who they approve. The risky mortgage deals that contributed to the 2008 financial crash are now the exception, not the rule.

Tighter affordability checks and stricter lending criteria mean people aren’t overstretching themselves like they once did. And house prices, they’ve risen steadily over the past decade, but we haven’t seen the kind of wild swings that throw markets into chaos.

So, the Trump Presidency Will Not Affect the UK?

Trump’s decision to slap tariffs on a range of goods imported into the United States has had global ripple effects. For British manufacturers, particularly those in industries such as cars and steel, the tariffs mean higher costs and increased uncertainty. Cities like Coventry and Derby, which rely heavily on exports to the US, are feeling the pressure. About one in five of their exported goods currently head to America, making them particularly vulnerable.

But the impact, at least so far, has been more muted than many feared.

Why? Because two-thirds of what the UK exports to the US isn’t goods, it’s services like banking, insurance and legal expertise. And those don’t fall under Trump’s new tariffs. Add to that the recent US-UK trade agreement, which is expected to reduce tariffs on steel, aluminium and car parts, and things don’t look quite so bleak.

The Wider Economy Is Good!

Perhaps most importantly, the wider UK economy is still doing well. The latest numbers from the Office for National Statistics show that GDP grew by 0.7% in the first quarter of the year, largely thanks to a strong service sector. Consumer confidence has held up, and businesses haven’t slammed on the brakes.

There are also interest rates. One of the biggest influences on the property market is the cost of borrowing. When interest rates go down, mortgages get cheaper. That helps more people get on the housing ladder or move up it.

In May, the Bank of England nudged the base rate down to 4.25%, and some economists think we could see it fall as low as 3.75% by the end of 2025. If that happens, mortgage rates are likely to dip too. And that would make buying a home more affordable again: something that could give the market another boost.

What Does the Future Hold?

Of course, no one has a crystal ball. There are still plenty of global and domestic challenges ahead. But for now, the UK’s property market seems to be showing a kind of quiet confidence—a resilience that would’ve been hard to imagine 15 years ago.

We’re no longer holding our breath every time a politician makes a bold move (which seems to be the case every week in this second Trump presidency) or a new crisis hits the headlines. Instead, it seems we’re learning how to live, and even thrive, in uncertain times. And the property market, of all things, might just be leading the way.
