Have Increased Start-Up Costs Affected UK Landlord Profits?

Published Date: July 20, 2025

( Last Updated: February 19, 2026 )

Recent research has found that, despite the considerable increase in capital required to be a landlord in 2025, profits have still increased.

The average start-up costs for landlords have now reached £16,824. This is a 63.3% rise from the costs in 2024. This jump is largely a result of a 76.9% hike in Stamp Duty Land Tax, averaging £14,926 and reflecting stricter levies on additional property purchases.

How Have the UK Property Market Conditions Changed?

Experts have identified that the private rented sector has become more complex. With higher prices and slower capital growth, landlords are facing a tougher situation.

But declining mortgage rates and high demand for renting are keeping landlords on their feet and even increasing their profitability. According to experts, the most important variable is targeting returns — something many landlords seem to be accomplishing well.

Cutting Running Costs Keeping Landlord Profits Up

While entry prices are rising, the operating costs of rental properties are declining. Working costs per year are now £11,829, which is 24.6% below last year's £15,694. This is partly explained by a 39.6% decrease in mortgage interest payments, with a drop in variable rates.

Other savings were achieved through modest reductions in repair and maintenance expenditures. Certain costs, however, such as void periods and insurance, have risen.

Rental Income & Capital Growth Trends

Income from rentals has actually increased by 3.6%, rising to £15,684 per year. On the other hand, overall returns on Buy-to-Let investment have decreased by 6.6%, from £29,901 in 2024 to £27,923 in 2025. This is due to lower growth in property value, with annual capital gain dropping from £14,757 to £12,239.

Even so, after deducting the cost of operation, the average landlord currently earns £16,093 per year. This is a 13.3% increase from last year's £14,206.

Conclusion

The figures show that, despite all-time highs in entry costs, landlords who can adjust to the trend are seeing a healthy profit.

Lower funding costs and stable rental demand levels are allowing smart property owners to continue making a profit, even as the Buy-to-Let market continues to evolve.
