Indian Investors Fuelling UK Property Market Expansion

Indian buyers have quickly emerged as a dominant force in the UK property market, particularly within London's prime-value sector. The overlap of favourable currency exchange rates, lucrative rental yields, and long-term family strategic planning has made the UK an ideal place for high-net-worth Indian buyers. Tom Jewell, Source Property Investments' CEO and former professional cricketer, said that Indian money is now a significant source of demand, particularly in the luxury sector.

In a development that reflects this shift, FTSE 100-listed developer Berkeley Group marketed a new home scheme named Halo in India ahead of its sale in the UK. Situated at London's Kia Oval historic cricket ground, the scheme marks a peak, reflecting the rising demand for top-end London property among Indian high-net-worth individuals (HNWIs). The Mumbai launch event emphasised the pivotal position of Indian investors in the future of the UK's leading property market.

Increasing Investment & Market Influence

Recent data highlight the rapid acceleration of Indian investment in the UK property market. Savills reported that in 2024, Indian buyers were one of the top five groups of international investors in London's Prime Central areas. According to Knight Frank, Indian HNWIs and family offices' volumes of investment jumped over 17% last year due to the impact of movements in currency as well as sustained rental returns. The depreciation in the British pound has rendered British property cheaper, and rental returns in peripheral-prime London destinations now range from 4.5% to 5.5%.

Jewell and Chris Tremlett, both of whom are past professional cricketers and Directors at Source Property Investments, have created a specialist business that controls £150 million of assets. Their Indian customer base has expanded exponentially from 35% pre-pandemic to 54% today. This shift has been made easier by currency gains, freedom of wealth, and close cultural sympathies between India and the UK, making property investment an attractive solution for income generation, family migration, and long-term legacy planning.

Strategic Launches & Unique Investment Opportunities

The Halo development, comprising 199 luxury apartments, has drawn significant interest, particularly for its 20 penthouses with unobstructed views of the Kia Oval cricket ground. The prices vary from £580,000 to £5 million, and already 60% of the waiting list is comprised of Indian buyers. Jewell spoke of the emotional connection that cricket-obsessed families in India have with having property overlooking such a renowned ground.

Targeted for delivery in 2028, the project timing is strategic and paramount to the eagerly anticipated 2027 Ashes cricket series. The event provides investors with not just the possibility of capital appreciation but also lifestyle value and the opportunity to achieve a premium exit at a high-profile sporting event. The sustained interest from Indian investors indicates that such special developments will continue to appeal to international buyers seeking both financial returns and emotional value.

Market Conditions Favourable to Indian Purchasers

Along with depreciation, the British pound further boosted affordability for Indian buyers, as the currency stands at about ₹104—nearly 10% lower than its five-year average. This shift effectively reduces the cost of a £1 million property by about ₹1 crore from two years earlier, enhancing the purchasing power of dollar—and rupee-funded investors.

Knight Frank's latest UK Housing Market Update (March 2025) indicated that while average prices have stabilised around the country, prime central London residential areas experienced rental values going up by 6.5% over the past year as capital values went down slightly. The weather is a good climate for income-hungry investors who can realise good yields and potential for capital growth in the long run.

Conclusion: Indian Capital Reshaping UK Property

The steady rise in Indian students, professionals, and families emigrating to the UK has again fuelled demand for residential, student property, and buy-to-let investment homes. Indian nationals were issued over 140,000 student visas in 2024, a 35% year-on-year increase. Areas such as Kensington, Ealing, and Hammersmith are seeing activity with investors and families looking for properties with lifestyle benefits and investment potential.

While London remains the international safe haven for property investment, Indian investors are no longer on the periphery. Instead, they are increasingly defining the market condition throughout Central London and beyond. With robust economic fundamentals, a depreciated currency, and robust cultural ties, Indian money will increasingly dominate the UK property market in the years ahead.
