As interest rates continue to decline, landlord savers are being advised to take immediate action to protect their investments. With the Bank of England having recently reduced the base rate from 5.25% to 5%, and with more rate cuts expected by the end of the year, experts say that the time to act is now.
Growth in Instant Access Savings Accounts
According to the study’s findings, Instant Access Savings accounts have seen the most growth, with interest rates increasing by 0.96% over the past year, including the unconditional bonuses. This brings the average interest rate to 2.78%, or 2.7% without bonuses. While these rates are an improvement, they are still falling short when compared to the returns offered by other products.
Experts have urged investors to act quickly stating how, with interest rates set to keep falling, it would be wise for investors to secure their investments now before any further drops occur. However, the expert noted, that neither Cash ISAs, Bonds, nor Instant Access Savings have been particularly inspiring.
Cash ISAs and Bonds: A Mixed Bag
For those who are seeking better returns, variable-rate Cash ISAs are currently offering an average interest rate of 2.87%, with fixed-rate options providing even higher returns of 4.52% for a 1-year fixed Cash ISA and 4.12% for a 2-year option. Bonds have also been showing competitive rates, with a 1-year fixed-rate Bond at 4.46%, although longer-term Bonds are starting to see some declining returns.
However, the experts note that these traditional products are losing their appeal stating that fixed-rate Bonds and Cash ISAs might offer acceptable returns of around 4%, many of them, however, have already started to reduce the rates.
Shift Towards Innovative Finance ISAs
As traditional investment products begin to show diminishing returns, many investors are turning to Innovative Finance ISAs (IFISAs) for better options. These products offer a more attractive and stable return, ranging from 5.5% to 7.5%, without any decline in rates over the past year.
Many experts, however, believe that none of these products looks promising enough. This is why many investors are turning instead to Innovative Finance ISAs. Not only do IFISAs provide stronger annual returns, but these rates also haven’t wavered in the past year, providing investors with a strong and stable return that is difficult to find anywhere else.
Conclusion
There is no one-size-fits-all solution. Different landlords have different needs. Thus, they choose to go for options that is best for their context and situation.
