What our clients say about us
Rendering the best service with a team of qualified and regulated accountants and tax advisers.
Your Hosting, Our Expertise
Here is why short-term letting hosts trust us to protect their position with HMRC and resolve their enquiry with the best possible outcome.
Expert Tax Advisors
You will always be advised by our experts who are current with HMRC's short-term letting enforcement campaigns, digital platform reporting rules, and both the pre- and post-April 2025 FHL tax rules.
End-to-End Service
From reviewing your platform earnings and calculating your actual tax liability, to preparing your Certificate of Tax Position response, submitting disclosures, and negotiating penalty reductions, we handle every step.
Tailored Support
We assess your specific circumstances including which reliefs apply, whether the Rent a Room Scheme covers you, and how the FHL abolition affects your position and build a strategy that fits your case.
They Already Know
Day 1 - Nudge Letter Received
HMRC has matched your platform income against your tax records. The letter asks you to complete a Certificate of Tax Position within 30 days.
Day 30 - Certificate of Tax Position Deadline
Your response is due. If you declare income was fully reported, HMRC may close the matter. If income was undeclared, a voluntary disclosure at this stage attracts the lowest possible penalties.
Day 31+ - Window Closes
Without a response, HMRC can open a formal Section 9A statutory enquiry. The process becomes more intrusive, the penalty minimum rises, and your ability to control the outcome reduces significantly.
Beyond - Formal Investigation
A full HMRC investigation into your short-term letting income. At this stage, penalty rates increase, the lookback period extends, and resolution takes considerably longer.

Nudge Letter to Resolution
Whether your enquiry covers one platform or several, one tax year or many, we manage every stage on your behalf.
We prepare your Certificate of Tax Position accurately and strategically, reflecting your actual position without conceding more than is necessary.
Where Airbnb or platform income has not been fully declared, we prepare and submit your disclosure, calculate the correct liability across all undeclared years, and present your case to achieve the lowest possible penalty.
We reconstruct your short-term letting income across all relevant years and claim every allowable deduction such as platform fees, cleaning costs, maintenance, the £1,000 property income allowance, and mortgage interest within current rules.
We establish whether the Rent a Room Scheme (up to £7,500 tax-free) applies to your letting activity and whether the property income allowance eliminates or reduces your liability for lower-income years.
For hosts who previously qualified for Furnished Holiday Letting reliefs, we assess the impact of the April 2025 abolition on your current position and any transitional Capital Gains Tax planning that applies.
Act Now or Pay More
Two things concern short-term letting hosts most when they receive a nudge letter: how much they might owe and how far back HMRC can look. Both depend entirely on one thing, your behaviour.
Behaviour
Lookback Period
Penalty Range
Innocent error | 4 years | 0% |
Careless non-disclosure | 6 years | 0%–30% unprompted / 15%–30% prompted |
Deliberate non-disclosure | 20 years | 20%–70% unprompted / 35%–70% prompted |
Deliberate and concealed | 20 years | 30%–100% unprompted / 50%–100% prompted |
The difference between unprompted and prompted disclosure is material and it is the difference between acting now and waiting. Most hosts fall into the careless category, not deliberate, not concealed. That means a 6-year lookback and penalties that can be reduced to zero with an unprompted voluntary disclosure. The window to make that disclosure on your own terms closes the moment HMRC escalates to a formal enquiry.
Client Scenarios

First thing we check: does the Rent a Room Scheme cover you? If you earned under £7,500 in a tax year from a room in your main home, you may owe nothing at all. Where income went over that threshold, we calculate what's actually taxable, claim every deduction you're entitled to, and prepare your HMRC response.

Holiday let income is taxable, and HMRC already has your figures — platform reporting means they don't need to ask. We go through the income year by year, apply all allowable expenses, and where tax is owed, we prepare a voluntary disclosure. Getting there first, and presenting it as non-deliberate, makes a real difference to the penalties.

We review your FHL history, confirm what was legitimately claimed up to April 2025, and work out where you stand under the new rules. If the abolition has created a gap between what you filed and what HMRC now expects, we deal with that gap directly rather than leaving you to field questions without knowing your actual position.

HMRC gets data from all the major platforms simultaneously. We pull together your earnings across every platform you used, compare against what was declared, and if there's a shortfall, we prepare an accurate disclosure. It's better for you to do that calculation than to let HMRC do it for you.

UK rental income is taxable in the UK regardless of where you live. We work out your non-resident landlord position, check whether the Non-Resident Landlord Scheme applies, prepare disclosures for all relevant years, and make sure the same income isn't taxed twice.

Temporary non-residence doesn't suspend UK tax obligations on UK rental income. We calculate your liability for those years, check whether double tax treaty relief applies, and prepare a disclosure that reflects the full picture.

Short-term letting income inside a company falls under Corporation Tax, not Income Tax, and the enquiry process is different. We review the company's platform earnings, expenses, and CT filings across the relevant years, identify what needs disclosing, and manage the enquiry at corporate level.

This one HMRC looks at closely, partly because the tax treatment isn't obvious. Whether your income counts as trading or property income depends on the level of services you provide. We get it right, prepare your returns for all open years, and deal with any questions about the gap between subletting income and what was declared.

It's a form that arrives with HMRC's nudge letter to short-term letting hosts. They want to know whether you received platform income and whether it was fully declared on your tax return. You have 30 days from the date of the letter. The problem is that an incomplete or inaccurate certificate can make things worse, not better, so don't fill it in without taking advice first.
Nothing good. After 30 days, HMRC can open a formal statutory enquiry, a more intrusive process, higher minimum penalties, and a lookback period of up to 20 years if they decide the non-disclosure was deliberate. Hosts who respond early and voluntarily almost always end up with lower penalties and a faster resolution than those who wait to be chased.
It depends on how they characterise what happened. Innocent error: 4 years. Careless: 6. Deliberate: up to 20. In practice, most short-term letting enquiries currently go back to 2017, when HMRC first started requesting data from Airbnb. From 2024 onwards, host earnings are reported to HMRC automatically every January, so the information gap that many hosts were relying on no longer exists.
Possibly not. If your total property income was under £1,000 in a tax year, the property income allowance means you have nothing to declare. If you let a furnished room in your own home and earned under £7,500 from it, the Rent a Room Scheme covers you. But above either threshold, the income is taxable and needs to go on a Self Assessment return.
