Multiple Properties, Lower LTT
MDR is set out in Schedule 13 of the Land Transaction Tax (LTT) and Anti-avoidance of Devolved Taxes (Wales) Act 2017. You could be entitled to Multiple Dwellings Relief (MDR) under Land Transaction Tax Wales if you're a landlord or property investor buying multiple residential properties. Here at UK Property Accountants, we assess whether MDR is relevant and handle the whole claim process for you so it's right and on time.

When MDR Applies under LTT
You may be eligible for Multiple Dwellings Relief under Wales's Land Transaction Tax (LTT) system if you buy two or more separate dwellings in the same deal or a series of linked transactions. This could include flats in the same building, a house with a self-contained annexe, or multiple buy-to-let units bought together.
To qualify, each property must be a self-contained dwelling, meaning it has its entrance, kitchen, bathroom, and living space. All units must meet the official definition of a "dwelling" set out by the Welsh Revenue Authority.
MDR often applies when you've paid the higher residential rates of LTT, which can significantly reduce your total tax bill. However, your claim must be submitted within 12 months of the date you filed the original LTT return. Missing this deadline could mean losing out on thousands in potential relief.

General queries by our clients related to Multiple Dwellings Relief are answered here.
Land Transaction Tax (LTT) is the land or property tax you pay to buy land or property in Wales. It is similar to Stamp Duty in England.
Multiple Dwellings Relief (MDR) is a way of reducing your LTT bill if you're buying two or more homes as part of the same transaction or in transactions that are linked. Instead of taxing the whole price collectively, the tax is charged on the average cost of each property. This pushes the tax into lower bands and can reduce the amount you pay overall.
Yes, MDR is still available under LTT in Wales. But since 7 February 2025, there are new rules. If your purchase involves subsidiary dwellings like a main home with a small annexe, the relief might not apply if the main LTT rates are used. It's a bit technical, so it's worth checking with a specialist to see if your situation qualifies.
You must buy at least two dwellings in a single or linked purchase. Each must be a separate, self-contained living space, meaning a flat, house, or possibly an annexe with its kitchen, bathroom, and entrance. The key is that each dwelling should be able to function as its own home.
