Falling property values combined with soaring rents have positioned flats as the most profitable option for Buy-to-Let Investment, according to a recent research. These findings indicate that flats currently offer the highest returns for Buy-to-Let (BTL) investors.
Despite a slight decrease in the average price of flats, rental values for this property type have surged by 9.3% annually, outpacing all other categories. A property inventory specialist compared average yields across different property types, including flats, terrace homes, semi-detached and detached properties.
Flats Offer Strong Yields and Manageability
An industry expert highlighted that flats offer Buy-to-Let investment a more affordable entry point, benefiting from higher tenant demand and stronger rental price growth. While capital appreciation may not be as strong as in other property types, flats come with advantages such as lower running costs and a more streamlined renting and management process.
In terms of investment yield, flats secured the top spot with an average yield of 6.4%, closely followed by terrace homes at 6.3%. In contrast, detached properties yielded only 3.9%. Over the past year, flats were the only property type to see a drop in average value, falling by -0.9%. However, they have experienced the strongest growth in average monthly rental value, up by 9.3% compared to the previous year.
Conclusion
As a result, the average yield offered by a flat Buy-to-Let investment has increased by 0.6% in the last year alone, a stronger rate of increase than seen in terraced homes (+0.4%), semi-detached homes (+0.2%), and detached homes (+0.2%).
The expert also noted that efficiency is crucial for profitability and detailed property reports are indispensable. The combination of strong returns, convenience and time saved, supported by precise property reports, makes flats a particularly appealing for Buy-to-Let investment.
