What our clients say about us
Rendering the best service with a team of qualified and regulated accountants and tax advisers.
A company can offset 100% of mortgage interest as an expense, unlike individuals, limited to basic-rate relief, substantially reducing taxable profits.
Directors have the flexibility to either retain earnings for new acquisitions tax-free or extract funds via a tax-efficient mix of salary and dividends, thereby accelerating portfolio growth.
Transfer properties into the company and roll their base cost into share capital to defer CGT, easing the tax hit on transfer.
Company ownership shields personal assets from business liabilities and presents a professional structure to partners and lenders.
A company structure can help transfer future value outside your estate for IHT purposes by issuing multiple share classes, such as income, growth, or capital shares, to family members.
A dedicated property company makes it easier to separate rental income from personal finances, increases credibility, and enhances lender confidence.
Incorporate, save, grow.
Forming a limited company for your rental properties can unlock several long-term benefits:

General queries by our clients related to Setting Up Buy to Let Limited Company are answered here.
No, incorporation is optional. Company incorporation for your BLT is recommended if you own multiple properties, pay higher-rate tax, or plan significant growth; a company often makes sense. (A guide notes that a basic-rate taxpayer with only one or two properties may find a company isn't cost-effective. We calculate and show you the potential tax savings, enabling you to make an informed decision about your options.
Rental profits in the company are subject to Corporation Tax (19–25%), rather than Income Tax (up to 45%). Additionally, the company can deduct 100% of mortgage interest from its taxable profits. When you take money out of the company, you'll pay personal tax on salary or dividends, but many landlords still come out ahead. We'll estimate your full tax position and show you the difference.
Incorporation relief lets you defer Capital Gains Tax when transferring properties into the company by rolling their base cost into share capital. Generally, you qualify if you are a sole trader or a partnership, you transfer an entire rental business into the company as a going concern, with the transfer of all assets except for cash to your business and consideration paid in the form of wholly or partly shares.
Absolutely. You can either sell the property to your company at market value, incurring SDLT (including the 5 % surcharge) and crystallising CGT, or transfer it in exchange for shares under Incorporation Relief to defer CGT; SDLT still applies. We handle valuations, relief elections, and liaise with your solicitor to ensure a compliant and cost-effective transfer.
