Rental Payment Credit Score: How You Pay Rent Could Impact Your Ability to Borrow

If you’re renting in the UK, the way you pay your rent could soon affect your credit score.

Experian, one of the UK’s leading credit reference agencies, has announced that it will now include rental payments in its updated credit scoring system.

What Is Experian?

Experian is one of the world’s largest credit reporting agencies. It collects and analyses financial information to help lenders, landlords and other businesses assess whether someone is likely to repay borrowed money on time. It is also one of the three main credit agencies in the UK along with Equifax and TransUnion.

Think of credit reporting agencies as companies that track how responsibly you manage money, like paying bills, loans (and now rent), and credit scores as grades that lenders can use to decide whether to offer you a loan, mortgage or credit card.

Rental Payment Credit Scores: What Will This New System Be About?

Under the new system, tenants who pay their rent on time each month can improve their credit score, while missed or late payments could lower it. Tenants must opt in for their rent payments to be counted, giving them the opportunity to showcase responsible financial behaviour.

Similarly, Experian’s updated scoring system will also look at other financial habits like:

  • Reducing overdraft use
  • Avoiding cash advances on credit cards
  • Making mortgage overpayments
  • Regular mobile phone contract payments and switching habits

It’s not hard to see how this will help landlords and have an impact on their rental income.

Other Changes to Credit Scores

Experian is not only including rental payments in credit scores but is also completely overhauling its scoring system to make it easier to understand and more reflective of everyday financial behaviour.

The maximum credit score will rise from 999 to 1,250, giving more room to differentiate between highly responsible borrowers. Along with the higher maximum, Experian is also simplifying its credit bands to make them clearer and less intimidating. The new bands are:

  • Excellent – Represents the highest level of financial reliability.
  • Very Good – Strong financial behaviour, though slightly below the top tier.
  • Good – Average credit behaviour; borrowers may still qualify for most loans and mortgages but could face slightly higher interest rates.
  • Fair – Borrowers in this band may face more scrutiny from lenders and higher borrowing costs.
  • Low – Indicates a higher risk to lenders.

The old “poor” and “very poor” labels have been removed, along with the red colour warning that previously indicated serious risk. This makes the scoring system less punitive.

This new structure may help tenants understand how their rental behaviour impacts their score and allow landlords to evaluate potential tenants more correctly.

Why the Rental Payment Credit Score System Matters for Landlords

Quite simply, this will make it easier for landlords to identify reliable tenants. And, with the Bank of England holding interest rates at 4% (thereby keeping mortgage costs stable), they can combine this improved credit information with the policy-level financial stability to better plan property investments and reduce risk.

It rewards timely rent payments, provides a clearer picture of financial responsibility, and, when paired with stable interest rates, supports smarter decisions in the property market.
